I was there this weekend. Other than that boardwalk 10 is under construction, it looks like it 'always' did. The best thing I see is that for all practical purposes boardwalk 12 has turned nudist. At least this weekend there were nude people at least 2/3 the way to boardwalk 11. So my suggestion would be that if you have to park on 12, check out the situation on the beach before you drag all your stuff to 13.
